- Altitude & Culture: A 6-acre sanctuary in the Kenyan mountains for off-season conditioning and global cultural immersion.
- Monetization: A proprietary NIL (Name, Image, Likeness) social media portal to manage athlete branding and deals.
2. Asset Summary: What is Real & De-Risked
We are not seeking funding for speculative real estate. Significant groundwork has already been completed, reducing execution risk:
- Chicago Real Estate (Secured): Land secured in the North Lawndale neighborhood on the Westside. This location is strategic for urban outreach and community impact.
- Operational Kitchen (Operational): A brand-new, state-of-the-art commercial kitchen is already built and functioning. This asset currently provides healthy meal prep for athletes and canines, creating immediate cash flow potential upon funding.
- Kenya Land (Secured): 6 acres of land secured in Muranga, East Africa. The site is ready for development, offering high-altitude training advantages akin to a "sports paradise."
- Human Capital: Master Dog Trainer Toriano Sanzone is contracted to lead the canine methodology. Toriano’s existing network provides immediate access to current Professional Athletes willing to act as Trainers and Mentors.

- The NIL Economy: With college athletes now able to monetize their brand, there is a massive demand for agencies and facilities that offer "lifestyle differentiation." ADB offers the unique hook of training with elite canines.
- Mental Health in Sports: PTSD, anxiety, and isolation are rampant in high-performance sports. Our canine-centric model directly addresses this, improving performance through emotional stability.
- Global Talent Recruitment: By establishing a foothold in Kenya (a hotbed for distance running and athletic talent), ADB secures a pipeline of international athletes who view our facility as a gateway to the US market.

4. The Business Model: Revenue Streams
The $6M investment will activate a multi-faceted revenue model:
- Facility Fees & Memberships: Premium memberships for the Chicago facility.
- NIL Management & App Monetization: The ADB App acts as a social media portal. We take a management percentage of NIL deals brokered through our platform.
- Canine Adoption Program: Athletes train with specific canines. At the end of the training cycle, these dogs are adopted out to Special Needs Children and Veterans suffering from PTSD. Adoption fees and philanthropic grants (VA/Non-profit partnerships) will offset operational costs.
- Global Training Camps: "Retreat-style" paid programs for collegiate and professional athletes to train in Kenya during the off-season.
- Meal Program: Utilizing the existing kitchen to scale a meal delivery service for athletes in the Chicago market.

The Leadership Team
Jenna Anderson / Co-Founder
Role: Operations, Community Relations, and Financial Strategy.
Function: Jenna oversees the Chicago development, kitchen operations, and the integration of the canine adoption program with veteran and special needs communities. She ensures the bridge between the "Beast" mentality and community impact.
Toriano Sanzone / Co-Founder
Role: Master Dog Trainer, Head of Performance, and Talent Relations.
Function: The architect of the canine-athlete methodology. Toriano brings the proprietary training secrets and, crucially, the access to Professional Athletes. His network provides the credibility and mentorship pipeline required to attract elite talent away from traditional agencies.

The Urgency: The 2028 Olympics in Los Angeles represent a 24-month window from the completion of our facilities. To capture the NIL market and Olympic pipeline, construction must begin immediately.
